What’s Happening With Real Estate in Whistler?

Blog by Bob Cameron PREC* | March 23rd, 2016

Your Whistler real estate update!

How’s the Whistler Real Estate market?

That must be the most common question asked of us real estate agents in both business and social conversations. Almost without exception, the honest answer is “that depends on whether you’re buying or selling”.

Right now the market in Whistler favours sellers. As of March 21st, there have been a record 246 sales to date this year. In the month of February alone, we saw 114 sales racking up a total dollar volume of approximately $103 million, an increase of 111% over February 2015. At present we have 297 active listings – a far cry from the average inventory of 900-1000 listings we had a few years back.

Who’s driving this Sellers Market?
This is another question we Realtors frequently get asked. The assumption is that the weak CAD$ has brought hordes of American buyers to the table. The reality is that this market is still driven by buyers and sellers from the Greater Vancouver area. Sure, we’ve seen an increase in sales to American and International buyers, but the vast majority of transactions continue to be initiated by Lower Mainland British Columbian neighbours.

The good news for sellers is that strong sales and a lean inventory are combining to create upward pressure on prices. Well priced properties are tending to sell quickly and multiple offer scenarios are not that uncommon. We’re not matching the extreme urgency of the Vancouver market, but things have changed significantly in Whistler over the past few months.

For buyers it’s not all bad news.
We’re still seeing a reasonable number of quality new listings coming to market. Buyers just have to be organized and committed to move quickly and decisively when the right opportunity comes along.

Oh, by the way – ski conditions are over the top. We’re sitting on a 340cm base and have seen 1180cm of total snowfall so far this season. Get up here!
